For years, a Tinton Falls summer had a predictable center of gravity. The pool at the Fort Monmouth Recreation Center on weekdays. Pickleball at Wardell Park in the cooler hours. Dinner somewhere along Route 35 or Shrewsbury Avenue. The Hope Road corridor, meanwhile, was a place you drove past on the way somewhere else. That map has quietly redrawn itself in the last ninety days, and the reason is a single 276,900-square-foot building that most residents still call "the old Commvault."
The Baby Bell, in plain terms
The former Commvault headquarters at 1 Commvault Way reopened this spring as Bell Works Fort Monmouth, the third "metroburb" from Inspired by Somerset Development after the flagship in Holmdel and a Chicagoland location. Locally, people have started calling it the Baby Bell. The developer acquired the building in early 2025 and, as of late April, redevelopment was nearly complete with the property already about 88% leased.
What that means for a resident is more concrete than the leasing math suggests. During this early phase, the building is open to the public Monday through Friday from 8 a.m. to 6 p.m., with complimentary Wi-Fi, public workspaces, and an outdoor walking path. You do not have to be a tenant to spend a morning there.
A short list of what has signed on so far:
- Jersey Mike's Subs, relocating its corporate headquarters from Manasquan, with a lease reported in the Q1 2026 Colliers and Savills recaps at roughly 68,750 to 72,326 square feet, plus a 2,286-square-foot retail sub shop planned on site
- Bell Market, the food-hall style culinary destination first launched at Bell Works Holmdel, which opened at Fort Monmouth in May 2026
- Soluna Fitness, a yoga and pilates studio at 8,387 square feet
- OlenderFeldman LLP, Booz Allen Hamilton, Foley Prep, Munimatrix, and the real estate media firm SERHANT.
- The New Jersey Economic Development Authority and Fort Monmouth Economic Revitalization Authority, occupying just under 11,000 square feet
- coLab, Bell Works' coworking format, which reported roughly 90% of private offices leased in its temporary space by late May
Commvault itself is still in the building, holding on to about 75,000 square feet. Their office, famously, has an indoor slide that showed up on screen in Happy Gilmore 2.
A weekday, remapped
The interesting question is not what Bell Works Fort Monmouth is. It is what a Tinton Falls Tuesday now looks like when you have an air-conditioned public interior on Hope Road that did not exist last July.

None of the old anchors have moved. What changed is that the town now has an indoor weekday third place, which is something Tinton Falls has never really had. Holmdel got that a decade ago. Red Bank has always had Broad Street. Tinton Falls had parking lots and a pool schedule.
What has not changed, and should not
The recreation side of summer is running on the same rhythm it always has, which is the point.
The Fort Monmouth Recreation Center pool is open Monday through Friday from 2 to 8 p.m. and weekends from 10 a.m. to 6 p.m., weather permitting, with daily and season passes both available. The Tinton Falls Recreation Summer Camp at Sycamore Recreation runs Monday through Thursday, 9 a.m. to 2 p.m., from July 6 through August 6, with off-site trips to Climbzone, Cousins Laser Tag, the Monmouth Museum, and iPlay America built into the calendar.
At Wardell Park, the pickleball and tennis courts now sit behind a newly installed Acoustiblock sound barrier, which is why the Recreation Department is asking players to hang paddles on the racks outside the fence rather than on the barrier itself. That is a small operational detail, but it is the kind of thing that only matters if you actually play there.
Sycamore Park carries the youth programming: the Track and Field Spring Performance Clinic for grades 1 through 8 on Tuesday evenings, and Kidz Art for kindergarten through fifth grade on Wednesday afternoons.
Dinner, without leaving town
The dining map has quietly deepened around the same corridor.
Apple Street Kitchen reopened after a full renovation with a new covered outdoor deck and an on-site organic garden feeding Chef Casey Pesce's kitchen. It is the closest thing Tinton Falls has to a garden-to-table dinner without a drive to Red Bank.
Local House Kitchen + Bar is the newer entry: smash burgers, steak frites, hand-tossed pizzas, a full bar, live music several nights a week, and a patio built for a summer weeknight. Reservations run through their own line at 732-935-0525 rather than the big platforms.
Gargiulo's brought a three-generation Brooklyn Neapolitan family recipe across the bridges to Tinton Falls. CJ McLoone's remains the tavern-with-fourteen-TVs option for a weeknight that ends in a ballgame. Tally-Ho, locally owned since 1995, is still doing the American-Italian menu it has always done.
For the grocery half of the equation, Uncle Giuseppe's Marketplace at 990 Shrewsbury Avenue occupies the 56,000-square-foot box previously held by Acme and, before that, A&P. Whatever you feel about specialty grocery in general, this store has become a Sunday-afternoon habit for a stretch of the borough that used to drive to Marlboro or Ramsey for the same thing.
One date to circle
The single most Tinton Falls thing on the summer calendar is Community Day 2026, hosted by the borough at Sycamore Recreation and framed this year around the Monmouth 250 commemoration marking the county's role in the Revolutionary War. Craft vendor applications went out through the borough this spring, which is a decent proxy for scale.
If you have kids, this is the day. If you do not, it is still the one day a year when the town's residents show up in one place, in daylight, without a school tie-in or a sports schedule.
The story of Tinton Falls this summer is not any single opening. It is that for the first time, the town has an interior gathering point on a weekday afternoon in July, and the pool and the pickleball courts and the summer camp are still exactly where they were. Both things are true at once.
What a resident actually notices
The reason to pay attention to Bell Works Fort Monmouth is not the leasing announcements or the Jersey Mike's HQ headline. It is that Hope Road now has foot traffic on a Wednesday at 11 a.m. It is that a retiree can meet a friend for coffee inside on a 94-degree day without driving to Holmdel. It is that a remote worker no longer has to choose between a home office and a forty-minute drive to a coworking desk. Those are small shifts, but they are the shifts that change how a neighborhood feels to live in over the course of a season.
The last time Tinton Falls added an interior public anchor of any real scale was Uncle Giuseppe's, and that one took a year to fully register in people's routines. The Baby Bell is on a faster curve because it opened with tenants already inside. By Labor Day, the weekday map above will feel less like a possibility and more like the default.
